Today's buyer starts their search on line then schedules a showing of the homes they want to see. You can now buy and sell cars on line and there's no reason you can't do the same with your home. This fee covers: MLS listing upload including 25 photos for 6 months and also includes the usual forms and instructional outline needed to complete a sale.

*Seller takes all calls and negotiates all offers / counter offers directly. Seller is responsible for notifying broker of successful sales agreement at which time, the agreement between broker and seller will terminate and seller then opens escrow. This is known as a "MLS Entry Only" listing.
* There is no transaction servicing done by the listing broker and this must be noted in the agents remark section (not public) of the MLS listing.
NOTE: MAX Realty Solutions strongly recommends no less than 2% commission offered to the buyer's agent in order to attract more qualified buyers. (2.5% is the most common buyers agent commission.)

The Fine Print 1. Seller(s) must submit proof of ownership or authority to sell subject property prior to listing approval. All living owners on title must sign all paperwork. A death certificate must be submitted for anyone on title whom has passed away. 2. California is a FULL DISCLOSURE state which means, you must disclose all known material facts / defects about the property in your disclosure documents. Broker can and will cancel a contract if it is discovered that seller knowingly withheld material information from the buyer. (Keep in mind; the neighbors WILL inform your buyer of everything once the buyer moves in and you will probably have to deal with undisclosed issues in court. It's not worth the risk and there IS a buyer for every property.) MAX Realty Solutions, Inc. does not tolerate deceptive practices. 3. Flat Fee fees are payable up-front. 4. Once a listing is posted to the MLS, all flat fee fees are non-refundable. 5. If it is discovered the "seller" does not have authority to sell, all Flat Fee fees will be refunded. 6. All contracts have deadlines therefore, 'Time is of the essence" is assumed. Seller agrees to be able to respond to broker within 24 hours (even while traveling) please plan accordingly. 7. If you know your mortgage or property taxes are in default, INFORM broker so we can act accordingly. 8. DO NOT stop making your mortgage or tax payments once you list your home. (Yes, we actually have to tell people that.)
9. Flat Fee listing photos are provided by seller and must adhere to size and subject requirements such as; toilet seats must be down, all lights must be operating and on, no animals in photo, etc.... (Detailed instructions will be provided)
10. MLS requires at least 1 photo per listing. We will not upload a listing without at least 1 approved photo.
